The economics of a Verde Valley vacation rental are straightforward: visitors want red rock country, and a great many of them would rather not pay Sedona nightly rates to get it. Cottonwood, Clarkdale, and Cornville sit twenty minutes away at a fraction of the acquisition cost.

Old Town Cottonwood has become a destination on its own — the tasting rooms, the restaurants, the walkable main street. Add Dead Horse Ranch State Park, the Verde Canyon Railroad out of Clarkdale, Tuzigoot, and Jerome up the hill, and you have a visitor base that is not dependent on any single attraction.

That said, short-term is a business, not a passive investment. It grosses more and nets less than people expect. Our job is to tell you which side of that line your property falls on before you furnish it.

Interior and exterior walks on a set cadence, with photographs and a written note of what was checked and what was found. Nothing depends on memory.

Systems Care

HVAC run and serviced, pool equipment monitored, water features maintained, irrigation verified zone by zone, and water shut-offs managed when the house is closed up.

Vendor Supervision

Pool, landscape, pest, and specialty trades scheduled, admitted, watched, and checked behind. Invoices pass through at cost with no markup.

Arrival Readiness

Temperature set, systems verified, grounds and pool at standard, deliveries received, and provisioning or housekeeping arranged if you want it.

Project Oversight

Renovation and landscape work watched on your behalf when you are not in town — access controlled, progress documented, contractors held to schedule.

Discretion

Known people, scheduled access, and no publication of your name, address, or images of the residence. This is a requirement of the work, not a feature of it.

What is estate management, exactly?
Care of the residence itself rather than management of a tenancy. Regular interior and exterior checks, vendor scheduling and supervision, systems run and serviced, grounds maintained to standard, and the home made ready before you arrive. For many Paradise Valley owners the house is not rented at all — it simply needs looking after.
How often do you visit?
On a schedule set by the property and how it is used — commonly weekly for a home sitting empty through summer, more often when work is underway or an arrival is coming. Each visit is documented so you can see what was checked and what was found.
Do you manage staff and vendors?
Yes. Pool, landscape, pest, HVAC, window cleaning, and specialty trades scheduled, let in, supervised, and checked afterward. Where a household has its own staff we coordinate rather than replace them.
Can you get the house ready before we arrive?
That is a core part of it. Systems on and verified, temperature set, grounds and pool at standard, deliveries received, and the residence walked before you land. If you want provisioning, housekeeping, or a chef arranged, we coordinate that too.
What does estate management cost?
It is quoted by property and visit schedule rather than as a percentage, because the work is not proportional to rent. Tell us the residence and how it is used and we will give you a straight number.
What goes wrong in empty houses here?
Water, almost always. A failed valve, a slab leak, or an irrigation break can run for weeks unnoticed and take out flooring, cabinetry, or mature landscape. After that: pool chemistry, HVAC in summer heat, pests, and roof problems that only appear during monsoon. All of them are cheap to catch and expensive to discover late.
