Incorporated deliberately to stay residential — one-acre minimum lots, no commercial zoning outside the resort corridor, and about fourteen thousand residents on some of the most valuable land in Arizona. The housing runs from mid-century ranches on flat acre parcels to contemporary hillside builds with structural engineering budgets. What every one of them shares is scale: pools, water features, guest houses, and mature landscape that all require ongoing attention whether anyone is living there or not.

The Camelback Corridor

The stretch beneath Camelback Mountain where the resorts sit — Sanctuary, the Phoenician nearby, Andaz, and the Global Ambassador further west. Properties here trade on view and proximity, and the leasing demand is unusually strong because relocating executives want to be inside this corridor specifically. Short-term letting is generally the wrong instinct here; season-length executive leases are the better business.

Clearwater Hills & the Hillsides

Guard-gated and built into the slope, with the privacy and the views that come with elevation, plus the maintenance realities: retaining walls, hillside drainage that matters enormously during monsoon, longer driveways, and access that complicates every vendor visit. These are the properties where a manager who understands the terrain saves an owner real money.

South and west along the base of Camelback, where citrus-grove heritage left oversized irrigated lots and mature trees that are genuinely rare in the desert. Values have climbed steeply as remodeled ranches and new builds replaced the originals. Tenants here skew toward families who want the walkability and the neighborhood feel rather than the gates.
